How Conveyancing Works

The conveyancing process typically takes 8-12 weeks. Here's what to expect at each stage.

Once your offer is accepted, we'll send you our terms of engagement and begin collecting the information we need. We'll also carry out identity checks and request your mortgage offer.

Week 1
2

Searches & Enquiries

We order local authority searches, drainage searches, and environmental reports. We also raise enquiries with the seller's solicitor about any issues with the property.

Weeks 2-4

Review & Report

Once we receive search results and enquiry responses, we'll review everything carefully. We send you a detailed report highlighting anything you need to know about the property.

Weeks 4-6
4

Mortgage & Contract

We check your mortgage deed and prepare the contract for signing. Once you're happy to proceed, we'll agree a completion date and exchange contracts with the seller's solicitor.

Weeks 6-8
5

Exchange & Completion

Contracts are exchanged, making the transaction legally binding. On completion day, we transfer the funds, and you receive the keys to your new home. Congratulations!

Weeks 8-12

Post-Completion

We handle the final steps: paying Stamp Duty (there is a £100 charge for us to undertake this), registering your ownership with the Land Registry, and sending you the registered title. Your transaction is complete!

What is included in your fixed fee?
Our fixed fee covers all standard conveyancing work: reviewing the contract, raising enquiries, reviewing search results, preparing mortgage documentation, transferring funds, and registering your ownership. Disbursements (search fees, Land Registry fees, Stamp Duty) are charged separately at cost.
Do I need to visit your office?
No, we can handle your entire transaction remotely. Documents can be signed electronically or posted, and we're always available by phone, email, or video call. Of course, you're welcome to visit our Brighton office if you prefer face-to-face meetings.
Can you help with leasehold properties?
Absolutely. We handle leasehold transactions regularly. This includes reviewing the lease terms, service charge accounts, and management arrangements. Leasehold transactions involve additional work, which is why there's a small supplement to our standard fee.
How do I pay Stamp Duty?
We handle the Stamp Duty payment on your behalf for a £100 administration charge. Before completion, we'll request the amount due from you (along with the property purchase price). We then submit the return to HMRC and pay the tax, ensuring you meet the 14-day deadline.
